Are Buyers Getting More Leverage In the OK Real Estate Market?

Let us start by saying real estate inventory is still very low in Oklahoma. However - there does seem to be a bit of hope on the horizon for buyers, as listing numbers are starting to pick up across this area. More homes on the market means more options for buyers, and potentially, less competition.

Mind The Gap

A metric we use as real estate professionals to determine the trend of leverage in the market is the number of new listings coming on the market vs. the number of listings going under contract. This shows us if inventory is growing or shrinking. As you can see in the graph above, inventory has grown slightly since the beginning of the year.

What It Means For You!

Sellers still have the leverage in the market, but lower interest rates and more homes on the market is starting to unfreeze some areas and price ranges that weren't getting their fair share of listings. Buyers are still flooding the market, but listings are keeping up to some degree. We are not sure how long that will happen.
