As the temperature cranks up in the middle of the Oklahoma summer, buyers start feeling pressure to find the right home before the start of school and other fall activities. The market will begin to change as it does each year with the end of the summer rush. But how can you take advantage of knowing this info?
Average Appreciation
In normal years, we know that this is the common mountain shape to buyer traffic throughout the year. We see a peak of activity in March and April with a slow taper through the summer followed by a sharp drop in August. Buyers can take advantage of the reduction in competition beginning in August while there are still a significant number of homes on the market.
What it Means for You!
August is the best time to be a buyer as some sellers may be looking to make a drastic effort to move before the school year starts. People have not really begun taking their homes off the market for the holidays or anything yet. It is also a great time for sellers that have a property that will stand out against the competition.
