Don't Leave Money on the Table at Closing!

Every six weeks or so, we take a deep dive into a critical metric that is a useful market indicator, but also a tool that can get buyers and sellers more money at closing. This metric is Seller Concessions. Usually these are paid in the form of buyer-paid seller closing costs, but they can be in other forms as well. Let’s take a look around the OKC metro at what concessions have looked like over the past 30 days.

 

 

Getting Warmer

Concession percentages have been decreasing over the past 6 weeks with fewer sellers giving benefits to buyers at closing. This is an indication that seller strength in the market is, once again, ramping up while buyers are getting less in incentives.

 

 

Concession Amounts

We see amounts ranging from about $3,000 to $6,000 around the metro as buyers continue to get 1-2% of sales price in a lot of scenarios. These amounts haven’t changed much over the past 6 weeks, we are just seeing them a little less frequently.
